If the crew finds rotted or storm-damaged decking once the old roof is off, plywood replacement runs $45 to $75 per sheet plus labor. Most homes need 1 to 10 sheets replaced; in older homes or after major storm damage, it can be more.
Ventilation and flashing upgrades. Houston-area attics get brutally hot in July and August, and poor ventilation shortens the life of your new shingles. A proper ventilation upgrade adds a few hundred dollars but can add years to the roof's life. Same goes for new flashing around chimneys, skylights, and vent stacks — corners that get cut here are where leaks start three years later.
Code and windstorm requirements. The Woodlands and surrounding Montgomery County are inside the Texas Windstorm Inspection (WPI-8) coverage zone for insurance purposes. Roofing that meets the 110–130 mph wind-rating requirements protects your home and keeps your insurance valid.
