1. Contact Your Insurance Company
In most states, insurers must give advance written notice — often 30–60 days for any cancellations or non-renewals.
Find out:
- The exact reason (age? damage? underwriting guidelines?)
- Your final coverage date
- Whether they require full replacement or just proof of condition
2. Gather Documentation
Pull together the following information:
- Current roof installation date
- Contractor invoice / documentation (if you have it)
- Photos of current condition
- Any inspection reports
If the roof is older (often 15–20+ years for asphalt shingles), many carriers won’t insure it — even if there are no current issues with the roof.
3. Contact a Trusted Roofing Company
Ask them to inspect the roof to determine:
- Current condition of the roof
- If there are any vulnerable areas that could lead to problems
- If they can estimate the age of the roof (if you are not sure)
- If they can estimate the amount of life left in the roof
4. Decide: Repair, Replace, or Shop Around
Option A: Repair of Replace the Roof
This is often the most straight forward solution. Many insurers:
- Will bind coverage once a contract is signed
- Or require completion before binding
If replacing:
- Use a licensed, trusted contractor
- Keep invoice + warranty documentation
- Get a roof certification from the contractor. This can be provided to insurers to verify the date the roof was replaced.
Option B: Shop for New Insurance
Work with:
- An independent broker (not a captive agent)
- Someone who can quote multiple carriers
Carriers more flexible with older roofs may offer:
- Actual Cash Value (ACV) roof coverage instead of Replacement Cost
- Higher deductibles
4. Do NOT Let Coverage Lapse
A lapse can:
- Make future insurance more expensive
- Trigger mortgage issues
- Force lender-placed insurance (very expensive)
If necessary, bind temporary coverage while you resolve the roof issue.
